The division-wide portfolio encompasses property types including those that are standard in the real estate industry (retail, commercial, industrial), port assets (NYC Ferry, NY Cruise, rail, maritime and aviation) as well as assets particular to the public sector (public retail and wholesale markets, Broadway and non-profit theaters, and affordable industrial and commercial campuses). The AMDC department oversees 100 projects funded by both City Capital and NYCEDC’s operating budget. Project scopes range from build-to-suit and build-to-spec ground-up developments to value-add asset repositioning, as well as tenant improvements and interior fit-outs.Your Role: Reporting to the Executive Vice President, the Senior Vice President (SVP) is head of Asset Management’s Design & Construction department. The SVP will lead the five primary areas of AMDC including the asset portfolios - Industrial, Retail & Wholesale Public Markets, Maritime & Waterfront, NYCEDC Capitalized – as well as the Permitting group. Essential Duties & Responsibilities:Core function of the SVP is to lead the development process for AM’s impressive portfolio of projectsCollaborate with AM SVP leadership of the other 3 AM departments – Portfolio Management (“AMPM”), Property Operations, and Business Operations – on division-wide initiatives including capital plans and impacts on NYCEDC’s revenues and expenses.Conceptualize and implement procedures that continually align the multiple AM department inputs during the development process, as well as inputs from other NYCEDC divisions including Neighborhood Strategies, Grants, Budget, Legal, and Real Estate Transaction Services.Ensure department-wide project performance across multiple metrics including: budget and schedule adherence, MWBE performance, change order reduction, among others.Conceptualize and implement project delivery strategies to meet critical lease obligations and timetables for tenants.Liaise with external stakeholders including tenants, business owners, elected officials, non-profit boards, State and City agencies including DOB, DOT, SHPO, Landmarks, DEC, DEP, USACE, among others.Guide the procurement and management ofSupport AMPM during lease negotiations between NYCEDC and tenants/ground lessees. Approve and execute all permitting documents pertaining to NYCEDC assetsMotivates team members and monitors performance; provides coaching and feedback on an ongoing basisCreates a culture within the group that requires/supports professional development and career growthFosters an open environment within the group that is conducive to high employee engagement and satisfaction Other duties as assigned Minimum Qualifications:Bachelor’s or equivalent degree required; Master’s degree preferred10 years of relevant professional experience in architecture, construction, real estate development, owner’s representation or a related fieldUnderstanding with financial modeling and relevant design and construction inputsDemonstrated experience managing projects from start to finish, leading projects through ambiguity, and galvanizing resources from various teams in concerted actionDemonstrated ability leading teams and developing and mentoring staffOutstanding relationship management, communications (written and verbal) and presentations skillsDemonstrated track record of developing and maintaining productive working relationships with internal and external stakeholdersProficiency and experience with construction, building management and maintenance software preferredLicensed professional, such as Architect, preferredMust have a valid driver's licenseMust obtain/maintain New York City residency within 180 days of hireAbout Us: NYCEDC is New York City’s primary vehicle for promoting economic growth in each of the five boroughs.
