This position is responsible for creation and development of residential components in conjunction with mixed-use redevelopment of assets within the Simon portfolio. Over the next three years, Simon will invest over $3 billion in new development and redevelopment projects to enhance and expand some of our best properties. We are continuously evaluating our portfolio to enhance the Simon® experience—places where people choose to live, work, stay, and shop and retailers want to be. The successful candidate will be at the forefront of Simon’s efforts to transform key US real estate assets from retail only to mixed-use environments, including retail, residential, hospitality, office, entertainment, and town center components.
The successful candidate’s responsibilities will include, but not be limited to:
Assist with densification efforts from idea generation to development completion of successful residential assets at selected properties. Analyze local market fundamentals and determine financial feasibility. Develop project programming and development pro forma for review and discussion on selected properties based on market feasibility, planning, site and zoning analysis, signage, environmental and economic analyses, and all related due diligence.
Work with internal stakeholders on site planning and preparation of project cost analysis including construction and all related expenses to determine return on capital expenditure and project feasibility.
Manage predevelopment expense budgets, consultants, and risks in accordance with company procedures.
Lead project throughout development process and coordinate project teams consisting of attorneys, engineers, planners and architects.
As needed, negotiate with zoning and city planning officials, owners of adjorning properties, utilities, city, state and federal government or regulatory agencies in order to gain cooperation, commitments and appropriate permits
Provide regular monthly project reports and update Senior Management as required.
Work with partners, lenders and other parties to advance efforts towards successful execution and investment.
Provide public representation for the project and Simon’s efforts to transform great mall properties to great mixed-use places, including participating/presenting at Council and Planning Commission meetings, community workshops to garner local community support, Chamber and other industry events, presentations to potential tenants and partners, elected leaders and community groups, etc.
Ability and willingness to travel throughout the US as required.
Bachelor’s in finance, architecture, engineering or related field. Advanced degree in Business/Real Estate/Law with financial foundation desirable.
Experienced development professional with residential experience nationwide. Ten years of demonstrated experience preferred.
Experience with asset management and strategic direction of the operating assets post development.
Knowledge and experience with legal land use and real estate documents.
Ability to work with and communicate with internal stakeholders, with anchor and major retailer partners, and third party partners that may jointly develop certain portions of such efforts, as needed.
Knowledge and experience successfully processing complex entitlement efforts.
Strong communication, financial and presentation skills.
