Profile

Primary Functions:
Scheduling:
Schedule all maintenance personnel.
Track and maintain labor hours and labor standards for all maintenance activities.
Profit:
Effectively control and manage all maintenance operational expenses including labor, overtime, supplies etc., and seek and implement cost saving strategies. Monitor and control daily costs per occupied room (CPOR) for all maintenance activities.
Quality:
Facilities: Ensure that the hotel meets/exceeds
PSH
and Brand quality standards.
Guest Service: Ensure that the hotel meets/exceeds
PSH
and Brand standards for guest satisfaction.
Leadership:
Leading: Motivate, coach and train maintenance team members, set goals and hold team members accountable, and provide feedback, rewards, and recognition.
Work Ethic: Demonstrate a high level of integrity, take ownership of personal and team actions, communicate effectively, promote collaboration, nurture a positive, professional work environment, and adhere to
PSH’s
Standard Operating Procedures.
Specific Responsibilities:
q Send a daily end of the day activity and accomplishment email to the General Manager
q Understand and be able to use the property management system.
q Have a good understanding of all hotel operating procedures.
q Have a thorough understanding of brand standards and ensure compliance throughout the hotel.
q Enforce all existing and new policies and procedures with the maintenance staff.
q Maintain proper staffing in all areas of responsibility.
q Complete and post weekly schedule for maintenance staff as per standard operating procedures.
q Conduct regular performance reviews of staff.
q Read front office communications logs on a daily basis.
q Establish and monitor maintenance processes and ensure proper compliance including timely and appropriate reporting and hotel systems entries.
q Monitor appearance of all maintenance staff, to ensure they are following company uniform policy.
q Conduct bi-weekly departmental meetings, and individual meetings as needed.
q Supervise delegated responsibilities and follow up.
q Ensure loss prevention measures and policies are being adhered to for the safety of associates, guests and visitors.
q Exhibit good leadership skills.
q Conduct an inventory of all maintenance supplies on the last day of each accounting period.
q Order, check and maintain maintenance supplies at par.
q Inform the General Manager of any unique situations, or unusual developments in maintenance operations.
q Handle guest complaints effectively.
q Ensure proper and appropriate preventative maintenance is being performed on all hotel and guest laundry equipment.
q Establish and ensure that the maintenance department is following programmed (PM Works, Stark or similar) preventative maintenance programs.
q Be willing and able to work any shift and fill in when other employees are not able to work their scheduled shift.
q Understand the Chart of Accounts in order to code the invoices for maintenance.
q Be knowledgeable of room types and standards for supplies.
q Open and close rooms as required for maintenance.
q Promote goodwill by being courteous, friendly, and helpful to guests, managers and all other associates.
q And any other duties as necessary and required by the company.

REQUIRED SKILLS & EXPERIENCE:
General Responsibilities
q Directly supervise all maintenance personnel and ensure proper completion of all maintenance duties.
q Direct and coordinate all the maintenance activities of the Hotel’s facilities, including routine maintenance and properly scheduled preventative maintenance.
q Ensure the proper working of the Hotel from the entrance to the roof. Direct and coordinate the cmaintenance of the parking lot and walk ways, the property landscaping, service and trash areas, and the exterior of all buildings.
q Act as the Manager on Duty (MOD) when scheduled as such by the General Manager.
